Pardee Homes is the master developer and the major builder of homes in Canyon Hills. They reportedly have sold 73 homes in the last four months. Good job.

Pardee's LivingSmart Homes are the best selling new homes in the Inland Empire.

Richmond American Homes will be building out the gated community of Bridgegate and the original Pulte area of Weatherly and Alderbrook. Construction has started in the Bridgegate area.

Does Pardee Homes have the staying power in this poor economic times to finish Canyon Hills? A look at the parent company financials indicates everyone is suffering but Weyerhaeuser is a strong large cap company that dominates the Timber industry. Their timber inventory will continue to grow and they will be able to make money once the housing market turns around. This will first require unemployment to come down to single digits in our area. Pardee Homes reported they have sold more than 80 homes in the Inland Empire since the beginning of the 2010. This number is shared between Canyon Hills and two projects in Beaumont.

New Development

At the beginning of 2010, the HOA was at 1700 homes. In July, the HOA added 48 more homes for a total of 1748.  The first 48 homes were added when the Federal Home Buying Credit was in effect. We are now billing 1798 as of Jan 2011.  Completion of the current phases will add 281 more homes and bring us up to 2079 homes. However, this may require us to wait from now thru 2012.

The complete buildout of Canyon Hills will take us to 3106 homes. Full buildout was to occur in 2008-2009. We are a little behind schedule. The Menifee Elementary School is being built east of Angel Falls on Canyon Hills Drive. East of this school a small recreation center is planned. The large community park at Canyon Hills and Cottonwood Canyon has been on hold for some time. The City of Lake Elsinore will own this park and construction is dependent on city finances. Pardee Homes is committing $1M to the project.

Some of the small planning areas within Canyon Hills are as follows:

  • Bridgegate at the north end of Hillside, to be completed by Richmond American Homes. (There are 93 empty lots, houses under construction and models).
  • Weatherly has 46 empty lots which are to be completed by Richmond American Homes.
  • Alderbrook, the area north of Chaparossa, has 83 lots to be completed by Richmond American Homes. 
  • PA29, Broadleaf - Living Smart Homes, 161 lots, west of Hillside, south of Canyon Hills Rd. (There are 112 empty lots, houses under construction and models). 
  • PA30A, Cross Creek/Stonefield, partially complete, 161 lots, off Hillside, south of Canyon Hills Rd. (There are 110 empty lots, houses under construction and models).
  • PA30B, Briarcliff/Silverthorne, partially complete, 156 lots, south of PA30A at southern boundary of Lake Elsinore. (There are 51 empty lots, houses under construction and models).
  • PA25 (New, not started), 139 lots, Angel Falls, south of Canyon Hills and south of Elementary School. 
  • PA28A (New, not started), 136 lots, south of Canyon Hills, east of Elementary School.
  • PA28B (New, not started), 98 lots, south of PA28A.
  • PA28C (New, not started), 81 lots, east of PA28A.
  • PA33 (New, not started), 42 lots, east of PA28C at east end of Canyon Hills.
  • PA32 (New, not started), 15 large lots, south of PA28B, in the south east corner of Lake Elsinore.
  • PA31 (New, not started), 34 large lots, south of PA32 and east of PA30B, in the south east corner of Lake Elsinore.
  • PA37 (New, not started), 168 multifamily homes, west of the Elementary school and south of Canyon Hills at Angel Falls.
  • PA19 (New, not started), 35 lots at the northwest corner of Hillside and Canyon Hills (This may be combined with PA36).
  • PA36 (New, not started), 216 multifamily homes, west of Hillside at the community park and north of PA19.
